As Bethesda Maryland become the "IT" destination among Washington, D.C. suburbs, the community continues to attract new condos developments and condo conversions. Since this was last updated too long ago for me to admit, New Bethesda Condo Developments have emerged in extraordinary numbers.

Downtown Bethesda is kinda like the new "New York."  What was once master planed to be an Urban Village, is now an electric boutique metropolis of Highrises. New Residences fetch as much as $1500 per square foot.  While not manhattan...yet, Downtown Bethesda residences at the Lauren would draw a DC Metro MLS record sale when it fetches Over 10 million dollars.  

The "IT" New Condos include The Darcy, The Sandy Spring Boutique, and The Residences at the Lauren.  Both Edgemoor Condominiums (on Arlington and Montgomery respectively), especially the rare 3 bedroom condos, are still in high demand, as are The Lionsgate (2008) and The Adagio (built in 2005)  commonly feature now range from full, luxury destination standard. Downtown Maryland Bethesda Condominiums & Beyond!

Although a lot of the new Downtown Bethesda condo construction is marketed towards the high-end buyers at $800-$1000/sq. ft. ($800-$1500 per square foot since written) some conversions and resales are more affordably priced in the $600/sq ft. bracket. Like NYC, Bethesda is producing new condos where the price per square foot increases as the square footage increases. Because there are few "large" condos (anything larger than 2000 sq. ft.), these units are premium priced and usually the fastest to sell.

The upcoming phase of condo development in Bethesda will encompass the Woodmont Triangle area, which has been rezoned to allow for more density, height and the inclusion of first floor retail. Look for increased business investment opportunities in downtown Bethesda as the local condo market continues to expand.
