When people think of Bethesda homes, they're most likely to picture older, charming Capes and Colonials on tree lined streets -- and they would be partially correct. There are certainly areas of Bethesda that are dominated by these kinds of properties, and there are other areas where you're more likely find 1960s split-levels, as well as garden-style and high-rise condo developments. Lots (land) come in various sizes, from the tiny (under 5000 sq. ft in some cases) to the more "normal" (8000-9000 sq ft), to properties of up to an acre or more. While this is certainly an affluent area, there are housing options with Bethesda addresses for practically everyone.
As of 03-18-2010 there are 166 homes/townhomes for sale in Bethesda with a price-range of $366,000 - $10,750,000. The average price is $1,465,306. Average days on market for homes and townhomes in Bethesda is 86.
In addition, as of 03-18-2010 there are 106 condominiums for sale in Bethesda. The condos range from $174,500 to $1,599,900 with an average price of $485,432. Average days on market for condominiums in Bethesda is 80.
Downtown Bethesda Condos & Townhomes
In recent years, downtown Bethesda’s development has moved towards a couple of townhome communities and many condos. Probably the most well known are the townhomes at “Villages of Bethesda” and at “City Homes of Edgemoor” and the condos at “The Edgemoor”, “Edgemoor at Arlington”, "The Adagio", & "Lionsgate". Most, if not all, of the downtown bethesda condos are in the luxury bracket and the same can be said of the townhomes. Developers appear to be targeting empty-nestors and/or Baby Boomers who are ready to downsize. Many of these buyers have second homes and are looking for a “lock it and leave it” lifestyle. Although the downturn of the 2008 market is put a temporary hault on many approved projects, it's obvious that Bethesda will continue to grow and to offer great “in town” housing options for the affluent buyer.
Bethesda Neighborhoods
As Bethesda has become a place to be, and to some extent to be “seen”, it has also become a place to live. The Downtown corridor area and surrounding single family ("close in") Bethesda neighborhoods offer a range of homes, from the fairly modest in Glenbrook Village to some true estates in Edgemoor. Battery Park and Bradley Hills have quickly seen dramatic increases in property values; along with the ensuing issues of builder tear-downs and “mansionization.” These, and other surrounding neighborhoods, like Greenwich Forest and close-in Chevy Chase, appear to offer the best of both worlds – i.e., a single family home in tight-knit community with walkability to shops, restaurants, groceries, banks, libraries, public transportation…virtually everything!!! Bethesda's layout places hundreds of attractive downtown condos and townhomes within easy walking distance of charming single family home communities. Listings outside of downtown range from small bungalows to estates, with prices commonly in the semi-luxury to high end brackets.
If a buyer wants a true estate-style luxury home in Bethesda, there are plenty of options in the area. You can walk to the core business district from an estate in Edgemoor (most of which would be in the $4 Million-$5 Million range, but some would go as high as $10 Million) or hang outin a penthouse in a high rise overlooking the action (where $3 Million-$4 Million would probably suffice). There would be a lot of options in the $2 Million dollar range for both single family homes and for great condos or townhomes. It’s all about location, lot size (in the case of single family homes) and finishes.
