Chevy Chase View - Kensington Maryland

First a confession - I lived for 20 years in Chevy Chase View.My oldest son was 2 years old when we moved into our fixer-upper on a wonderful, tree-lined street in this special neighborhood.Our second son came home from the hospital to that house and lived there until he went to college.It was the place where we raised our family…so you can take everything else with a grain of salt.

Chevy Chase View is a subdivision in the Kensington Maryland....although not in the Town of Kensington.Chevy Chase View is mostly defined as the area between Connecticut Avenue and Cedar Lane (although there are small portions on the East Side of Connecticut…and on the West side of Cedar), with Cleveland Street on the north andSaul Road on the South.One interesting thing is that the streets run in alphabetical order (if you don’t count Saul) with Cleveland followed by Dresden, followed by Everett, followed by Franklin, then Glenrose and Glenridge (yes, there are two “G’s” which confused many a mailman since there are parallel addresses on those streets).

Chevy Chase View is also unique because of its lot sizes.Although it is just outside of the beltway and considered to be a “close-in” DC suburb, many of its lot sizes are 20,000 feet or more (whereas most lots in the close-in areas are closer to 8000 sq ft).This is something that people seek when they decide they want to live in Chevy...

Building a Home in Bethesda

So what I haven’t shared with my readers is that my husband and I are actually crazy enough to be building a new house in downtown Bethesda. We are “closing in” this week (for those who don’t know the jargon, that means that the county has approved the fact that there are no holes in the exterior and the interior is ready to be dry walled), but it’s been an almost two year journey already. You won’t be subjected to all the messy details (and they are messy…and there are details), but I thought it might be fun to occasionally check in on the progress of this major endeavor.

I’ll fill you in on the background really quickly…just to bring you up to date. We currently live in a townhome in downtown Bethesda, where we literally “walk errands” and we love every minute of it. My husband retired a couple of years ago and was all of a sudden spending a lot of time at home…and missing gardening and open spaces. So, I drew a very small circle and agreed to move back to a single family home as long as it didn’t go outside of that circle. We were fortunate enough to find something (a small Cape Cod on a great lot) and hired an architect for a rehab. Very long story short…the county rejected the plan and sent us back to the drawing board. Once that happened, we decided that we’d do better by tearing down and rebuilding. We hired another architect and went to Plan B...which was approved by the county, but challenged by a neighbor over one foot…and, although we offered to change the plans to concede that one foot, we went thru months of an appeal process that never happened because twice the county appeals board couldn’t meet because of a lack of a quorum. So, back to the architect and on to Plan...

Estimated Future Property Taxes in Montgomery County Website Now Available

As many of you may know, the County Council passed a regulation which requires all homeowners (as of April 1, 2007) to notify prospective buyers of not only the current property taxes, but also the estimated future property taxes. The Council felt that there were home buyers who were surprised to see their property taxes going up after taking possession of a property, and they felt this was something that needed to be disclosed.

The good news is that the County has now released a Tax Disclosure Website to the public. Homeowners who are selling can simply plug in their address and they will be provided with the “estimated post occupancy tax for the 2008-2009 tax year.” I've provided the link for the tax disclosure information below.

It is mandated that the dollar amount of estimated future taxes, be disclosed as follows:

“Estimated tax and non-tax charges in the first full fiscal year of ownership are $_____________.”
