  • Pricing your property is probably the most important aspect of selling your home.  It has been statistically proven that homes that are priced “right” at the beginning, sell for the most and in the shortest period of time.  
  • Market evaluation - Your property’s value depends on a number of market conditions, including the recent sales price of other homes in your area. We will provide a detailed market of these recent sales, as well as homes that are under contract and currently available for sale.
  • Asking price from that market evaluation - We will recommend a range of pricing. After studying the market analysis, the seller will decide the list price.

Property Condition and Marketing Plan

  • Property condition - We will offer staging advice so that you can present your property in the best possible light.  A buyer’s first impression is absolutely crucial. If needed, we can also provide names of tradespeople for repairs or updates. 
  • Professional photographs and virtual tour - With 85% of home buyers beginning their search on the Internet, professional photos and virtual tours are the foundation of a successful marketing program.  Wide angled, high fidelity still photos and/or “interactive virtual tours” are staples of our program.

Placement in MRIS

Your home will placed in the Metropolitan Regional Information Systems (MRIS) database, which allows tens of thousands of agents from Maryland, Pennsylvania, Virginia, West Virginia, and The District of Columbia the ability to easily find and sell your home.
